Thats great! I have never been to Colorado but its definitely booming there for sure, Its a "high" state of interest for a lot of my clients.

I have been carefully looking at the market and I too fee a bubble forming. Right now there is low inventory which is driving bidding wars on properties, therefor over paying for properties and increasing price/sqft and the areas comps overall. I believe we will start seeing some results in the next 6 months. I also read a small article that big time stock broker is putting a lot of money on the market shorting. I would sell quickly or buy as low as possible. safest bet would be buy and hold.

Depends what your standards are, what property you want to invest in and how much of your own cash will you invest will determine how much Cashflow you will get from each investment. Multiply the cash flow of all Properties and over time results of cash flow and see if you will need to invest in more or if it meets your standards. If you become a pro you can calculate cash flow on rental property calculator unlimited times.
