This is hilarious, this absolutely incorrect. South Florida has so many irrigation systems to prevent flooding. If you're looking to buy in south Florida go for it! It's great down here and the market is flourishing, don't feed into the rumors and negativity. The market in coral Springs and Boca and Delray are awesome. Hey Leor Dayan welcome to Bugger Pockets and congrats on your first post. The first investment is always the hardest, your doing great so far. Even with management fee you're still above water. Worst thing that can happen is paying for your investment even after it's been rented. I work the NYC and South Florida regions so I'm also familiar with the areas and Fort Lauderdale is a great place to rent. If your property can use a little cosmetic upgrade to raise the rent to $100-$150/m more I would suggest it. Raises equity, refinance at a later time and keep the rental and take cash out for your next one. Keep on the good work. Let me know if you have any questions.

I would suggest looking for schedule A pricing on upcoming developments, so that for one you get top dollar on rent because of new property, and two, you don't have to worry about plumbing or structural issues. Yes, pricing will be a little high but after sales continue to rise and demand is there, you would have gotten schedule A and everyone else coming in later would be paying 3-6% more than you which therefore raises your comps.

Thats great, Everyone here has the right advice. To answer your question on whether you should or not is a matter of what your goals are and if you know how to get to those goals. as far as $100k to flip that is possible, I would try to partner up with someone that way you're not "all-in" on your flip. I would be willing to partner up if the right deal came along, If you do choose the route to sell I would definitely be able to get you the most in your pocket so that you can start your flipping adventure. I have done small partnerships in the past where my only investment would be $35,000 and I would technically be a 2nd lien holder on the property and had the attorney draw up a note and schedule where I am promised 50% my investment at closing totaling $52,500, the partners used the funds for renovations. There are many ways to finance your first flip even with hard money lenders etc. hope this helps
