market is competitive where I am in south Florida, but refusing to write an offer isn't going to help you nor the seller, worse case you meet in the middle and broker offers some of her commission to make the deal happen. As it is unlikely there are many sellers who would take it. Never say no you never know until you try.

Thanks Joel Owens , I will take your advice and run with it, I am finding plenty pieces of land for sale but at a tremendous premium. The less expensive lives of land are in low trafficked areas and the up and coming areas that are selling land are too ahead of their time. Tough spot, as the previous post mentioned finding off market, estate properties and developers would be ideal just requires the time to find them which I am definitely working on no doubt. I appreciate your advice, thank you for your time!

Hello BP'ers, Ive developed a strong book of business with clients interested in retail, business, shopping centers and health care facilities. All sorts of commercial investments, cost varies. They have lots of capital etc. Most I find are looking for 7% or higher cap rate. I understand that the commercial industry is very tight with who they share they're deals with and I would like to be included in the circle of first notice basis before investment hits market. Anyone in this forum from south Florida, Texas, Chicago and New York that would like to include me in their exclusive list? Much appreciated, Jean Taveras

Mls ask is what they wish they can get, but with market research and comparables you're offer is better than no Offer at all. I just offered $270k on a duplex listed for $299k and they countered at 275k. So you'll never know, throw in your offer and see where they come back. Make sure you provide reason as to why your offer is low to back it up.

I trade daily, and day trade when I have time. I use TD Ameritrade 25k+ account. They have a really good platform called think or swim.
