@Matt Jones I was looking at the air bnb site the other day and I saw quite a few places that were near downtown pensacola. Just places that were 10-15 minutes from the beach in Pensacola, from what it looked like on a map. If we are going to buy an air bnb, it'll be something that needs a total rehab so we can get in for cheap, do the rehab, then hopefully re-fi out in 6 months once it's bringing in income. I have been looking on realtor.com and have found some properties that are pretty cheap that to me seem like they could be great air bnb's once rehabbed. So I guess to answer your question, not right on the beach.
I really appreciate your response Matt. Do y'all rent out your townhome as a vacation rental?

Hey Fellow BPers! My hubby and I are looking at investing in a few air bnbs. I'm just in the beginning stages of doing my research. I was hoping to find some fellow forum members that own some Air BNBs in the Pensacola Florida area. What are y'alls vacancy rate? Is there a standard rate that you use for vacancy when trying to calculate a realistic profit? What is insurance running you? In the winter time, how are you staying full? Are you just renting to snowbirds for longer time periods? Thanks in advance! :)

@Daniel L. I have been looking at some houses out there and I definitely see they have went up a bit, especially from just a few short years ago! I"m glad we are trying to get out there asap rather than waiting, as I'm sure prices are going to continue to rise as more and more people move that way. If you find a deal, please do let me know! We are ready to move on something as soon as we sell our business here in WA. But we can't really sell that until we find something out in the area...kind of a juggling act at the moment. We are definitely open to partnering if we can find the right deal!
@John Thedford do you happen to know any wholesalers out there? We need to find some good ones as we plan on doing some flips when we get out there as well!
@Matt Jones That sounds great! The soonest we can make it out there would be September. We are waiting to sell our house until then to avoid the capital gains. But as soon as that rolls around, as long as we have our eye on a business or mobile home park out there, we will probably be selling! We'll also be needing to buy a home as well, so it is going to be quite the juggling act I think.

Definitely following! My hubby and I plan on moving to the Pensacola area in the next year.. We currently live in Washington..although a bit south of you in the Portland/Vancouver area! :) We are currently looking for a mobile home park but we have also talked about doing an AirBNB out there as well.
Do you plan on moving out there, or are you just going to do long distance investing?

@Dustin Smith I'm keeping an eye out for good deals, but all of our funds are tied up in a joint venture deal we are acting as private lenders. We are able to watch the whole process of the flip first hand and learn a little before we jump in 100% on our own! I guess kinda dipping our feet in the water. lol
Have you been able to find any buy and holds out here that actually cash flow?
