Hey @Stephanie Myers! Just make sure whichever market you decide to go into that your property will also cashflow as a long term rental. Where I'm at in Navarre (In between Destin and Pensacola) the short term market is highly saturated. Most people that bought short term rentals when the market was hot are now trying to rent them and a lot of rentals are just sitting on the market because now also the long term rental market is saturated as well. Here your average 3/2 SFR is renting anywhere from 1800-2300/month.

Sure thing Bill! I'm on quite a few wholesale lists in the area aside from access to the MLS, so I'll keep a lookout for a multi family for you!

haha! That's too funny!  I do work with investors here and there.  I found a few STR's in  Perdido key this past year for a few out of town investors that were looking to buy here.

 Our guest house is great!  We acted as the GC and then my husband did all the interior work, so saved us a small fortune.  We paid for it in cash and expect this first full year to cashflow anywhere from 20-30k after expenses, so should pay our investment back in the next 3-4 years.  here's the link to it if you want to see. :) Shell Cottage


Hey Bill!  I also live here in the area, in Navarre!  Sounds like you have a great plan with your real estate.    I saw you mention you were a guest on one of the earlier podcasts.  I bet I listened to that.  I used to listen to every episode back when BP first got started and then I went back and re-listened to probably the first 100.   So are you planning to buy flips or just buy and holds?

I'm a realtor in the area and my husband and I built our first investment (guest cottage in our backyard we airbnb)!  Always nice to meet other local, like minded people.  :)

I live and I'm also a realtor in Navarre, FL.  The short term market here is saturated and long term rentals are sitting on the market...there is just such a huge number of rentals on the market for what we are used to.  I have a short term rental just built last year.  We did pretty well for the season, but the winter months are very quiet with few bookings.  I don't know how the other short term rentals did..but I'm guessing probably similar. 

Currently there are 42 single family homes that are listed as rentals on the MLS here in Navarre. Nearly half of them have been sitting on the market for more than 60 days. 90% of them are priced from $1800-3,000 with just 3 priced higher than $2900/month. I'm not sure how old their figures are but these are all from today.

I agree with @Jason Wray Florida is great!  There are still deals here, though you have to look for them.  I live in Navarre, in the panhandle.  I just got a deal under contract for myself for under 65k and it's on over a half acre and near the beach. Hoping to flip it and turn a nice profit.  Feel free to message me,  I can get you set up on a search here in the area if you'd like.  :)

Hey Nick! I live here local in Navarre FL and I've just helped an investor from BiggerPockets lock down an STR in Perdido Key. I'd be more than happy to help you find something here local. There is a challenge to overcome (finding a property that you can actually STR that isn't in an HOA is the main one) But it is certainly doable. I'm also a fellow investor and I have my own STR. My hubby and I actually just finished building and we have our first guests in there right now! :)

I think the best time of the year to buy an STR would be January or February right before the season kicks off. That way you have time to furnish it and you can start filling up your calendar and be ready to roll right before spring break.

Have you looked into Perdido Key, Pensacola Beach, or Navarre?
