Personally I would try to do both. You'll regret not getting that degree especially if you are already in the process of doing so. I would try to find a way to do REI part time, nights/weekends to start building your portfolio now! Look into "multi-family owner-occupied" investments that you can live in (rent free) if the numbers are right, start to build your equity in that property and then rent out your unit once your done with college for an increased revenue.

This way you can start to build that passive income and already have some cash flow when you are done with college and then you can decide to jump in full time! Hope this helps!

Hey everyone! 

I am working towards purchasing my first rental property in the St. Louis market by the end of 2017. I wanted to see what peoples thoughts and experiences are on funding rental properties without having a W-2 income and without paying cash for the entire property. I am working on wholesaling in the area as well to help cover down payment costs and any closing costs that may come up.

I do have steady income but it is from a business I co-own. I know typically its much harder to get traditional financing without the w-2 income. Thanks in advance for any insight and advice!

Does anyone have a suggestion for a good intro to rental properties book? I want to have 3-4 properties purchased by the end of the year and need a good place to start.

@John Thedford i completely agree. I setup the LLC as myself for the registered agent to save the extra money. I have no problem taking the bad news myself IF it ever arises

I am going to be starting my first mail campaign in a few weeks. I am curious what methods have had a higher rate of success for others. I will be purchasing and printing the leads myself. Is there a specific design method besides yellow letter that anyone has had success with?
