Would setting up a biz entity matter if you're a beginner? Wouldn't it be better to just get a deal or two under one's belt before the creation of your biz entity? At least if you're wholesaling?

Thank you ladies for your help!

To clarify exactly what I did, I didn't tell them about what marketing I'm doing...in fact, I said nothing of the kind. I asked the title officer if they did "assignments". When she asked exactly what I meant, I said I would get a property under contract. Then I would find a buyer that would want that property. Finally, I would assign my contract over to that buyer.

After that, then the title people told me about having to be a realtor and such...maybe I told them too much?? Maybe I didn't explain what I meant the correct way?? All I do know is that it seemed pretty foreign to them.

All I wanted to know is if they could close that kind of a deal, and if the contract I have is Oregon compliant.

Perhaps my wanting everything to be "perfect" is also hindering me at this point??

Happy Friday! I purchased an inheritance list from US Lead List for 4 counties as my local area is quite small. I have the mailers ready to mail with a great yellow letter, but I wanted to make sure a local title company could execute an "assignment" contract. I also want to make sure my contract is Oregon compliant.

Well, after my conversations today with 2 local title companies, it looks bleak. They are telling me that I DO need to be a realtor and that they cannot do those kinds of deals as they would incur fines and such. One company said that the last time they performed a deal like that was 2003...and fines were incurred to many individuals.

I know there are wholesalers in Portland, but it's 300 miles away. Do I contact a title company in Portland and get my issues resolved so I CAN mail these yellow letters and get my 1st deal?

Any thoughts would be greatly appreciated. Thanks!!!!

Thanks Brandon. I just finished my keyword search. Now I'm trying to gain a bit of information pertaining to title companies and making sure I can wholesale in Oregon without getting into legal trouble.
