You do NOT want to refinish those floors until everyone else is finished and gone...other than carpet of course. Even if you put cardboard down immediately after refinishing, the floor will take a beating. Subs do NOT care about the floors!!

There are "dustless" sanding machines that will keep the dust down to a minimum. But there will be dust nonetheless. If possible, tape the rooms off you'll be sanding in to keep the sand in that room alone.

The only way around the dust is to install prefinished hardwood floors...provided all cuts are done outside.

Thanks Brandon Turner and Anson Young for your help. I like the idea of providing the attorney's office with items to consume as well!!

I believe it would be very wise to market to these attorneys as there are many people who would want a quick resolution to the affairs of the departed. For items in the real estate realm, I could provide that service for them.

I am wondering if anyone markets to probate attorneys prior to actually having a deal under contract? And, have you been able to get that attorney to be part of your team?

If so, what is your best way to market to these people?

Good day to you all!!

Regarding "subject to" deals, I want to incorporate this strategy into my arsenal. I wanted to ask what does the "new" buyer do for insurance on the property? Wouldn't attempting to secure a new policy be a red-flag to the mortgage company possibly triggering the "due on sale" clause?

I have heard of some "magic" that can be employed to help in these matters. As I'm a beginner, I have no knowledge of this magic. There are no magicians that live locally.

By "magic", I mean creative ways of structuring a deal ethically as I am not looking to take advantage of anyone.

Any and all help would be greatly appreciated!

I'll keep an open mind...perhaps doing "subject to" deals where all parties are aware of the issues will still be worth it to get someone out of a home they don't/can't keep into the hands of someone who does want it.
