How volatile local markets can be. If you locate a great deal at a great time and all the numbers work, go for it! Don't get caught in analysis paralysis and let opportunities slip by.

I was fortunate and secured two properties in the Bay Area before the madness really took over. Lots of friends, family kept playing the waiting game... they're still waiting today.

Good stuff. Thanks for the inside info. I did get a chance to visit some of the neighborhoods and got much of the same vibe -- lots of variation from block to block. Some areas were very nice and well kept... others, not so much.

Mike B. As an out-of-state investor, I'm curious to know which specific pockets you would designate as bad in the southside (Englewood, Auburn Gresham, Woodlawn, South Shore, Greater Grand Crossing, etc.)

Harry M. It's a 2-flat in Chicago. Prior to this, I had only purchased single families. So, I guess you could say I'm "scaling" up. Maybe I'll try and get a quad next. ;)

*********** Appreciate the heads up regarding eviction in Cook County. I had heard that Chicago is tenant friendly, and your post confirms it. Since the eviction process can be so drawn out, would you recommend getting landlord insurance?
