 www.meetup.com is a solid place to get started.   I like the Dennis Henson meetups like AREA.  There are always knowledgeable speakers there.

Reliable contractors that have investor friendly pricing are hard to find.  Why is it that a contractor can do great work for you for a full year...and then fall off the map completely?

@Eduard Florea You're in a great market to start out in. What you're looking for is very attainable. As a good rule of thumb, you can normally expect rental values to be about 1% of the ARV. Make sure you take the opportunity to walk through a couple of houses that are being rehabbed right now so you are able to do your own rehab bid when the time comes for you to pull the trigger on one. The best deals sell FAST! So you might not have time to schedule a contractor to give you a personalized bid.

for my rentals, i like to keep $3k for reserves per house.   give or take.    i figure the worst case scenario, the AC and handler go out together and it costs me $3500 to replace.   

if the roof needs replacing, it cost me a deductible.  everything else is just cosmetic.   i rarely have a tenant trash a house.   and if they do trash it, they tend to stay for a long time.

if you have 680 credit score and $30k+ in liquid assets, i can get you approved for hard money financing as cheap as 7.99% and 3.5pts. i have regular mortgages more expensive than that! :)

@Robert Peace congrats on getting married! it's good to have a teammate in this business. Tyler H. is right, you are in the best market in the country to start your investing career. if it needs no repairs...there are still better rental deals out there. assuming the house rents for 1% of it's value (ARV)...you can find deals with more equity and without HOA dues that will cash flow more for you.
