New guy from SW of Fort Worth, TX
Greetings everyone! I have been lurking on BP over the past 8-9 months trying to read and learn in my spare time.
I work full-time in Dallas and live SW of Fort Worth in a small town called Granbury. Granbury is a fairly diverse town socio-economically. The lake/River runs through the middle of town and there are a large number of vacation homes on the lake. In addition there are several big subdivisions that cater to the retired golf enthusiast. And in the surrounding areas are a mix of middle class homes
I have one rental currently that I bought when I was in Grad school. Purchased it as a foreclosure, rehabbed it and lived in it 6 years while working on my PhD at Texas A&M. Currently have it rented to a long-term renter who takes great care of the place.
Right now I am trying to increase my knowledge base and looking for additional opportunities for getting some SFR in the Granbury/Ft.Worth area.
Our current cash flow is restricted with 2 kids in daycare. And my wife's risk tolerance is low. We don't have enough cash to buy a rental out right, and she is hesitant to buy a rental with a mortgage.
I think as we are closer to paying off our house she may be more inclined to get more SFRs. My pie in the sky dream is to get into the MFR eventually, but this is years away

@Jon_Klaus my old house/rental is technically in Bryan. Found a great deal in 2001 on a 3/1 with a 20x30 shop in north Bryan for 44K. I helped my parents rip out the carpet and my dad did the painting. With the help of a grad student buddy I put new siding on the exterior and also put a metal roof on the house and shop. My rent savings in grad school actually paid for the house. I have had it rented since 2007. And the same couple has been in the house since 2009.
My PhD is in Genetics. I currently work at the big med school that is attached to Parkland hospital. My current research focus is on the recovery from injury, specifically burn and trauma. I also work on a couple projects focused on Alzheimer's disease.
It is a bit of a different world from the REI world. But I am learning and have learned a lot by reading the forum.
My parents/grandparents have all had rentals since before I was born. They were basically houses that were either the old residence or a neighboring house. Fortunately, right now they have a great set of renters. However, this has not always been the case. And personally I don't want to repeat some of the mistakes they have made.
