Hi Araz,

Welcome to BP, this is a great website and resource for all types of real estate investing.

I always recommend these 3 things to people beginning in Real Estate Investing:

1) Do a lot of research here

2) Do not spend a lot of money with coaches, it would be much better to put that money to work and learn from experience, I'm not against coaches or education, but you need to be careful as there are some that are really bad

3) There are many real estate clubs out there, visit them, select your favorites and meet other investors working your area. You can find info on clubs here and also you can look at meetup.com. Networking is key to success.

Bill Tan has a networking group that meets once a month in Arcadia, this is the link:

and there is also a FIBI in Pasadena:

InvestClub for women is good, and they meet in Glendale:

There are several other good ones... but I suggest you start with those clusb and see what others are doing.

Believing everything the listing agent says. Or believing everything your "investor friendly" (who does not own any investment property) says.

Hi Sherry,

I would think that the answer to you question is "it depends" on how important those 500sf are for your investment.

If it is very important then yes, you should cancel.

If it is of medium importance, then renegotiate better a better based on the missing sf and if they don't lower the price then you can cancel the offer before the contingency period ends.

If it is irrelevant, then why cancel, maybe try to renegotiate but don't be to hard.

Have you inquired as to the discrepancy? there may be an explanation, it may be a good one, like a permitted addition that you can verify and maybe the appraisal made a mistake..

The response may be so-so, like an unpermitted addition that you could get permitted, this may get complicated. Getting this permitted would depend on the work, the quality of the work and the city. It may be simple or impossible, it depends.

Or it may be a mistake of them or worse they may be hiding something. In this last case, it may be better to cancel.

I completely agree with @Jeff B., the golden rule applies to investing in rental properties, if you want to avoid lawsuits treat people nicely and fairly... I find that most people are reasonable ...
