New investor from San Gabriel Valley, CA

Hi everyone, I am a new investor from the San Gabriel Valley area of Southern California. When I am not working at my full-time job, I have been reading real estate books, listening to podcasts, and reading the BP forums. 

I am open to investing locally or out of state. Currently, I am interested in 3/2 SFHs in above average school districts that cash flow, have built-in equity, and have appreciation potential. I've looked into SGV, Eastvale, and Riverside. I am also very interested in Kansas City, MO, specifically the Park Hill, Lee's Summit, and Blue Springs school districts. 

I have a good salary which allows me to save for a down payment relatively quickly, but I am getting stuck on finding good deals. I would appreciate any advice or networking/partnering opportunities.
