I am looking to purchase a "historic" home and rehab it to flip it. It is in the suburbs of Atlanta. Is there anything in particular that I should be looking for when walking through the property? Any big concerns areas? also, as far as the cost to rehab, how much more percentage-wise should I budget for the rehab?

Does anyone in Atlanta have any Tiny House experience? A friend of mine works for an Architectural company and they're developing a Tiny House concept and their model home is almost complete, but they need a structural person to look at their design. If you or anyone you know is interested in making some money doing some engineering let me know.

The address is 221 Dabbs Bridge Rd, Dallas, GA 30132. One is 5400 square foot... The other is something like 60x20... I don't have exact measurements.

The 60x20 has no bathrooms. The 5400 sf has several bathrooms. They are finished, but need some work.

I'll get pictures tomorrow and send them.

@Isael Galarza I recommend you attend the REIA meetup in Canton, GA Monday 9/26. There you can meet tons of great people willing to give advice and direction. You can share your goals and if you find someone that matches your style and goals, you can hook up and shadow them or assist them. I'm getting started myself, but getting close to getting first deal. Let me know if you have specific questions.

My church has bought a new property in Dallas GA and it comes with two manufactured units (trailers) that we don't need. One of them is about 60'x20', with no bathrooms, has a handicap ramp, windows, etc. The other is 5400 sf and has several bathrooms and rooms. They are finished but need some work. They were used for a small school in the past, so think of a small elementary school layout and that's what these are. The church will give them away for free, provided that you make all arrangements to pick them up and take them away from our property. If interested, let me know and I'll get you more information.

@John Thedford Thank you for your input. It's definitely worth investing some time figuring out content that will attract a niche. With all the competition, you gotta find your place in the market. For now, I will focus on direct mail and other methods of finding leads. A website seems a little over my head right now. But I appreciate all your input.
