@Joel Owens So if the debt is not paid after the late fee, how soon after that is the debt sold to an investor? Basically, if I see in the COunty Website that a house has delinquent taxes from 2016, how do I know if that property has already been sold at a tax sale? and is there any way to just contact the seller and buy it from them and pay off their tax debt?

Where and how can one get a list of tax delinquent properties in the state of Georgia? If I see in the tax assessor's website that they're late in taxes, does that mean that the property goes into a tax sale right away or can I purchase from seller before it goes into a whole complicated mess of tax sales?

Are those same style homes though? If they are true 2-story or 4 sided brick, they're not the same as yours. This comp is closer to your house:

I didn't see any contemporary style houses sold over 250k. There's a couple that are listed for 280k roughly, but they might be overpriced too. I'd say 260k maybe 270k would be a better price.

@Kalimah Jenkins I'm not experienced by any means, but my thoughts are these: 

The zillow listing shows the pictures from the previous FSBO listing and there's pics showing water damage. I'm not sure, but I wonder if buyers are scared by some of the before pictures. I don't think is a good idea to show buyers how the house looked before. That's between you and your lenders, investors, etc. Second, I do think it is priced a little high for the area. Third, I've had a situation where the listing said the house will be available for showing on a specified date, and I thought at least I'd get calls scheduling appointments, but people wait until the day when it's available to see before showing interest. I think the price combined with the seasoning date for FHA might be keeping buyers away. I'd say wait another week before lowering price.

@Kalimah Jenkins If it's a good enough deal for them, can they use hard money to buy house and then Refi 6 months down the road? Can seller do seller financing for 6 months with the incentive that they'll get an extra 5k? 

Sounds like they're better off if you assign the contract to them and not close yourself. If you assign there's just that one transaction from the seller to your family member buyer, with your assignment fee in the middle. You would have to draft a contract that's contingent upon financing. Just some thoughts.

@Rick H. Reviving an old post here, but I'm cleaning up a 1000-address driving for dollars list and I'd like to know what to do with the "nixies" when they come. Should I write "Address correction Requested" or skip trace them when I get them back as "undeliverable"?

I got a condo in Seasons Parkway, Norcross GA 30093 FOR SALE and I'm asking $40,000. The condo is a 2 bedrooms, 2 bathrooms, 1437 sq ft, built in 1987. It needs about 25k in repairs and the market rent in that area is $1,000 to $1,100. All in you could be around 70k cash flowing pretty nicely. NO HOA!
