what is the quickest way to build a buyers list?
Hi bp, I'm sure this has probably been asked before, but those for who have done this a while, what is the quickest way to building a buyers list? I'm well aware of the 28 ways to build your buyers list topic but I'm wondering in your guys' experience, what is the fastest way to build your buyers list. Calling fsbo's, rent ads, etc? Bandit sign? I don't know if putting a phantom ad out there would sit well with my potential clients and customers. Right now I am doing direct mail to absentees and that seems to be like pulling teeth, I know ill have to follow up and change my letter approach for a second and third mailing....anyways what do you experienced gentlemen and ladies find is the quickest way to build your buyers list? I thank you in advance for any feedback.

If your main focus is wholesaling, like mine, I am going to make an outrageous suggestion here; I think you need less than 5 buyers.
I wholesaled 25 houses last year here in SoCal and almost all went to one buyer. Where do you find a buyer with such deep pockets? Head down to your local bank auction sale, ask around for the biggest players, then let them know what you have and that they don't even have to compete for it. I found one deep pocketed buyer, asked him what his buying criteria is, then made my deals to match what he would be willing to pay. I have 3 other buyers that are landlord types and I can get them to pay higher prices for stuff I know they like to hold. Anything else that I get that doesn't fit my 4 main buyers, I send over to another wholesaler and let him farm it out to his list.
From my experience, wholesalers who need 100s of buyers do so because they don't have real wholesale deals. They need that huge list of buyers so they can dump their skinny or non-deals on them. Kinda like the bigger fool theory.
Put together real wholesale deals and find a real player in your market, someone who rehabs and retails 100+ houses a year, and you will never need to spend another minute with this whole buyers list nonsense.
