First short sale and don't know what to do

I have a homeowner who owes more than her home is worth. She says she owes a little more than $120k and according to Zillow the home is currently valued at $110. The property is in excellent condition. 5 year old roof, new carpet, new kitchen cabinets and counter tops. She lived there for 20 years and maintained the home well but unfortunately she lost her job and couldn't afford it anymore. Can anyone give me any advice on what I should do in this situation...
