I am in the market for  2 to 4 four plexes and possibly a duplex. They must be very livable, have rental track record, excellent location in the Kansas city area. Only minor repair  needed will be considered.  If you have one that does need some remodeling which would really raise it"s value and rental price I will consider it but it must be rented and meet all other criteria.

Looking for 4 plex in Kansas city,Mo   Must be good location and good rental record.     Will consider if needing some rehabbing.

Consider larger apt building if owner financing available for a time.

Interesting thought. Most try to ignore it. It was common in the older built  to put down plywood or similar to the floor joists and then nail them. After a few years the plywood starts to loosen around the nails and when walked on it allows squeaking as it rubs against the nails and also adds to the walking noise as it tends to allow a kind of air space that magnifies the walking sounds.   Also the direct contact with the joists transmitts the sound readily.

There are sound type pads you can put  under the carpet as well as new better carpets. The commercial carpets are much better about absorbing carpets.

There is also a type of cement that is poured over the floor about an inch think that is used for that purpose and works very nicely. That is what is used in a lot of commercial buildings and hotels.  your local cement company can tell you about it or google  it and see.

There is a company called - 

US Real Estate Equity Builder's turn-key opportunities.  or      

[email protected].

                                                      They have people that answer your ad or information request and act as though they are the person that has something to offer what you are looking for. When you answer you then get an advertisement back saying -they are part of a team and they want to sell you something and go see their listings and ect.

I think this is very deceptive and I see no reason for it.    Lots of people prefer to deal with an individual  and not a company of some kind.

Looking for wholesale/ distressed properties in the 64137   and 64138 zip codes of Kansas city, MO. If you  have  good photos and know such properties and can give good description of same  an excellent location I would like to know of them or it.

Part of the education process!   When I make mistakes like this ( choosing the wrong people) I take the blame for not doing my due diligence.  

However the work is obviously bad and  you say they presented themselves as professionals with bond and license.     I usually  do not fool with any courts and just add it to my education  ( but I think , in this instance you should go to court. It will be good education for you and a good remembrance for the future.) You should take a lot of pictures from different directions and make sure you have something on the floor to show the different reliefs and problems. Then I would get a professional ( perhaps from a store and get them to  look at the floor and give you a written opinion, knowing they might well be asked to testify later. ( pay them )   After you get it well documented then get it fixed or replaced and then you will have great pictures of the after floor.   Make sure you send them three registered letters asking them to repair or replace as needed to agreed  work standards.  It is important that you allow them the right to make it good ( even though they will probly refuse.)  ( If they should happen to want to fix it you can hire someone to watch over them.)

Then you are ready for court,

If you have the pictures and samples of good work, your paper work and inspected from a reliable person I cannot see how you would not get your  total money back up to the limits of the court.  Document any expenses you occur as to  getting estimates inspections time and ect to add to your court papers for reimbursement.

Do not forget to write letters to the licensing board, city licensing dept,  and any one else you can think of.

If you go to court go prepared or do not go at all!

Better find out real market value. It will be good practice for you . My general  dealing with turnkey people is: Decided to leave blank!

I would suggest you look at some multiple listings for awhile and get a feel what the market is in the area  . Suggest you get a Realtor in each area you are interested in and let them send you listings for your interest  area and budget. You will soon see what the supposed area market is for your interest. Then you will have a better understanding of the offerings and value of same. I would also suggest you ask a lot of questions of the Realtor.


I make much better deals using the MLS and a reliable Realtor that using TK people.

Suggest you get a new Realtor!     Seriously!!!  Let me Repeat. You really need another Realtor!

How do you know if you do not ask!???

Most Realtors are a waist of time when it comes to creative anything!

Perhaps if you offered the banker the 25% that you have as a payment on the loan he would be more receptive to allowing you to assume the note??
