Found 4 duplexes . Would like opinion as to their location. Possible partnership  available if it works out if interested.

It is appx  : East Michigan street and North Rural street

Found 4 duplexes and would like to know about the area they are in and ect.  Would appreciate your opinion. Possible partnership if they need fixing. Do not know yet. More interested in location now.

App location is     :North Sherman Drive and East Michigan  street.    

Sounds like you need to walk away.    The realtor does not  know the situation or chooses to give you false info.  The owner wants to hide@ No proof of payments!   Probly the owners friends or family living in the place. Did you get break down of the utilities and whose is paying what?

I would suggest you will be better off  if the renters leave and you start over if you really want the property, as you can then do a credit check or what evere you want to do until you are satisfied with them.   

something I learned a long time ago that: if you have to work to make something fall into place, then you should run away from it as there are more problems hiding.

Lots of good  deals out there waiting to be found.

I have been looking for a place for good solid investing and I have been studying Ohio as well as Kansas City, MO. Also one of the posters here seems to have a good program as to investing there.   I am amazed at the listings for  duplexes and ect there.   I am mostly a hold em person but like to work with someone that is a good carpenter/repair person at maybe one at a time to repair and hold.  So looking for someone to work with that is really knowledgeable in the areas and their perspective endeavors.   would also like to make contact with an investor friendly local banker/ private money person.

Would like to make contact with someone  in the property mgt or perhaps a good carpenter

 for repairs and ect to houses in the Ohio area. Prefer someone very knowledgeable with the different areas and their characteristics.

I would talk with them and ask them how much they can really pay each month, Then you know if you want to keep them or not.  I have lowered rents many times over the years and usually it was the right decision to receive less and keep good renters.  If you are  into the house and are very tight to the mortgage then they have to go but if you are just wanting to get all you can then  you should really think about trying to keep them as they  are probly your  best answer. I do not see 50 or 100$ making any difference if it was to loose a good renter.

If you want them out then offer to pay to help them move or find another place to go. Stalling is only  going to make the matter worse and more expensive. I am  only second guessing but I suspect you did not do a good job  of checking them out before you let them in>?  Just a thought!!!

Suggest you walk. Most info you give is negative. Already you are afraid of the renters as probly they control the park.  It will get worse  just after you get the park. Guaranteed!

The reason he is not selling them to the tenants is that he is trying to find someone to take advantage of. Value of the trailers is about 500 if that. If 72 or older you cannot move them into another park in most areas. There is no financing available except for him.

IF he cannot find someone to buy them he will give them to the renters or sell with a rent credit of very small amount because of the Franklin crap thing. The repairs will make you have additional night mares and then you will start to find someone to give them to. I know of lots of cases where the owners just walk away from them or tear them down.

This is a terrible deal for you.
