On the map it says Sweet Home and the location is a little below that but do not have a name of town.

Any opinion on the area of Sweet home   Arkansas.  I am looking at a mobile home park in the area. Would like to know rental rents for houses, area as to population and quality living, crime and ect.   Anything is helpful.

How far is the driving distance from there to Little Rock?

IN the Kansas city area, preferably outside of the 435:   Like to find a  duplex,four or a bit larger.  Must be in excellent location and have a very good rental history.  Prefer it to have some owner financing and/or  it must be va or conventional financing quality.

Needing some updating is acceptable. 

Would prefer a duplex be ranch style 3/2 and garage preferably.

If you have a project that meets  the basic qualifications I will look at it.

Also would be interested in a duplex lot that is well located and owner financing. ( would consider a lot with a tear down house on it if it is very well located.

Suggest you forget the attorney and get busy getting some basic education before you buy something.     You have no idea what you are buying or why?

Bad way to start and usually costs you a lot of money and is a very expensive way to get educated.

On the next one suggest you place an offer at or below the asking price and a expiration date.  The Realtor will tell you they got a higher offer or something about it, Then you can think about doing another higher offer or not. Can get a lot of info from their response and how quick and ect.

Learn to listen between the lines and words.

Suggest you start looking other places and property.  I think you got talked into making that much of an increase offer. ( You got hustled )  Suggest you also fire the Realtor and never work with him again. He is not on you side at all.

There is  a time  and place to offer more than the asking price for something but this is not the time .

Yes you are right there is no good reason to withhold unless they are trying to collect more bids and ect.

Let your feeling be your guide.

I have just  started looking in the same area for something I think more to live in for me also. I found this man on BP and he has set me up with mls that are just right as he zeroed in to what I ask him and the areas and ect.    You might give him a call

Thanks for the quick response.  It has just come on the market from a repo people and priced very attractive but it really needs a lot of work. They are asking 300 and willing to finance so it is attractive if the market will support it. Interesting when they let them go down for a long time what was the reasons for it.

I am looking at a mobile  home park in Toledo. The address is:

18 city park avenue,Toledo Ohio  43609

This would be a major turn around. If anyone is close to there or knows about the neighborhood there I would appreciate an immediate reply and opinion.   

Also this may be a good one if someone has been wanting to get into the mobile home park business to come in as a partner of some kind. This will happen fast so no time to waste if your interested.
