Looking for 4 and 2 plex

I am in the market for  2 to 4 four plexes and possibly a duplex. They must be very livable, have rental track record, excellent location in the Kansas city area. Only minor repair  needed will be considered.  If you have one that does need some remodeling which would really raise it"s value and rental price I will consider it but it must be rented and meet all other criteria.
