If you're looking for cashflow, Midwest metros are great. If you want to do STRs then that expands to a lot more markets. Below are some metros  where our investors currently buy properties for long-term rentals:

  • Columbus, OH
  • Memphis, TN
  • South Bend, IN
  • Baltimore, MD
  • Allentown, PA
  • Pittsburg, PA
  • Jacksonville, FL
  • Orlando, FL

@Elizabeth Nourse With your high credit score and experience, you can definitely qualify for a lot of loan products. It just depends on what your goals are for the properties. If you want maximum cash-out for the refinance, you can probably get up to 80% if it still DSCRs with your existing lease or current market rates in DC.

I did a cash-out refinance for my portfolio in Indy this year for properties I plan to hold for at least 5+ years. Happy to walk you through your scenario if you're still researching.

Hi Sean,

There are lots of ways that you can finance the property under an LLC instead of going through traditional banks. Happy to refer you to some lenders I've used to finance properties in Indianapolis.

@Andrew Merritt There are 30-year portfolio loans available that you can get. I did this for A-B class properties that I know I'm going to hold for 5+ years. Couple of things to keep in mind when doing a portfolio/blanket-type loans:

  • -Subject properties usually need to be in the same state.
  • -Loan amounts are based on an individual asset basis
  • -Maximum properties per portfolio is usually 10 or less

 I'd be happy to help you with your scenario and see if it fits the guideline of the portfolio loan I used for my own portfolio.
