Hi Conrad,

Happy to recommend who I used for my cash-out refi a couple of months ago. I didn't have to have my properties leased after my rehab and I did it with my LLC. I then used the cash-out proceeds to buy another investment property.

Well done @John Rankin! Having a great team in addition to talking to other investors in the area definitely makes Out of State investing work!

Douglas Dischler (DNA Inspection) is my recommendation. I've worked with Doug for most of my recent acquisitions in Indianapolis. Let me know if you need an introduction.

@Abdul Lateef It definitely works. Just consider that if you're holding a lot of properties and doing rehab, it might just be better to buy almost turnkey properties that you can use as a STR.

Huntington Bank (ask for Shawn Huss) and Penn Fed. Although they have more restrictions when it comes to investment properties. Another option is to do a cash-out. This gives you more options as more lenders have this product.

  • Columbus, OH
  • Memphis, TN
  • South Bend, IN
  • Baltimore, MD
  • Allentown, PA
  • Pittsburg, PA
  • Jacksonville, FL
  • Orlando, FL

Let me know if you need to make connections in those markets. I'd be happy to make introductions for you. I personally invest in Indianapolis, IN for my own portfolio so if you have any interest in that area as well, I'd be happy to connect you with some vendors.

Are you buying turnkey or houses that need work?

We are buying both. We try to only buy quick projects that take 3months max.

@Jason Kang I would listen to @Rory Coyle as he has done it in the LA Market and also invests OOS so he has both perspectives. If you are exploring other options as well such as STRs or other strategies, feel free to reach out. Always happy to help.
