@Zack P. I was in the same boat in Late 2016 and decided to set up my own OOS rehab operations. I have listed out the steps I followed in a different thread.

I inquired number of the turnkey providers that were out there in 2016. I would recommend Crestcore in Memphis to help you with your OOS rehab process that you mentioned.

@Douglas Skipworth and Dan Butler were straightforward and I would recommend you to reach out to them should you decide to take that route. Personally, I haven't bought a property from them. However, their operation was quite impressive and I have heard good reviews about the company.
Lot of turnkey companies have moved out of C class neighborhoods and more into 100K +. A good example is Memphis Invest.
I will recommend @Sharad M. He has great turnkey product in Northwest Indiana market. Again I haven't bought any but he has a stellar reputation of putting out great quality product.
I expect to have more information on Chicago area after this weekend. I am going to attend @Brie Schmidt's Midwest conference. She is a great resource in Chicago market.

@Jay Hinrichs NWI has gotten quite competitive too. The big local players seem to be selling off their properties.
@Rocky Pe Benito What Jay has mentioned here is quite true about lower end rentals. Getting a deal is difficult in any market right now. Someone has mentioned the new BP book which I am reading right now and would recommend for sure if you plan to start as OOS investor.

@Jeremiah T. I didn't buy turnkey. I managed the rehab from out of the state. It is more challenging for sure than buying turnkey and that is why I mentioned earlier that if you find that daunting, ease into REI with turnkey investing but alway do your due diligence.
If you plan to get into turnkey, you have to extremely vet the providers. I had done fair bit of research in different markets with number of providers before going my own route late last year.
There are some markets where you can still make money buying turnkey whereas in some market the prices of these properties are too inflated in my opinion.
