Being an agent myself, I agree with what everyone has advised so far. The only thing that no one has mentioned is that there is no cost to the buyer for using a buyers agent. The commission in most cases is to be paid by the seller. And as stated above, we do more than show pretty houses. There will be tons of paperwork to be pushed and checked and numbers to be negotiated and verified. If the seller is sincerely motivated and interested in selling his property and you sir are a well qualified buyer, with financing and all your "ducks in a row" then Mr. Seller should be willing to pay 2.5-3% to your agent for bringing him a buyer and getting this deal done.
