Realtor Question

Hi - I am real estate hunting in NYC for a personal residence (not investment).

I have been working with a realtor for maybe 2 months now. Recently a friend connected me with a seller who is not working with a broker. I went to see the property and would like to make an offer.

What are my obligations to my realtor? I am pretty sure I can broker the deal myself. I have not signed any contracts with my realtor.
