Hey "Brooklyn R"

I'm a RE Estate agent based in a fairly large and established Manhattan firm.  I work in rentals mostly and focus on downtown Manhattan.  There is a great up-and-coming Brooklyn, neighborhood that I had the pleasure of visiting the other day.  It's 20 minutes from 34th st. on the B or Q train.  It's located on the border of Prospect Park.  Which is a great park I'm sure you're familiar with. I've recently listed an exclusive rental for a newly renovated 3BR and a Triplex in a limestone townhouse.  I've gotten several interested renters in the past few days for a $4000 4BR Triplex.  I think it would be a smart move to pick up a few properties in neighborhood asap! It's slowly getting visits from the Manhattanites who are tired of paying high rents for tiny spaces.  I also represent an studio for sale and have had several young professionals view the listing and show interest in the area.  

The area is rather small as it's just a few block radius, but where else can you rent a large renovated 3BR for under $3000, be right near a beautiful park and still get to Manhattan in 20 minutes?  

The neighborhood I'm referring to is Prospect Lefferts Gardens.  I think if you can buy something around there now, you'll be getting in on the ground floor.

Also, seeing a slight uptick in the following Queens neighborhoods - Jamaica, St. Albans, South Ozone Park and Ridgewood.

Just my thoughts.

Hello ILona, 

Welcome to BP! 

I think there are several areas of Queens that are great for investing in properties under the 500K mark.  Brooklyn may still have some area that are underdeveloped but it's starting to get pricey there and there is way more competition.

My advice would be to keep active on BP and you'll meet great people with great advice and probably even a few deals for you to invest in.  Listen to the BP podcast.  There is a great wealth of investing information and ideas there.  On the podcast you'll hear several investors tell their stories which will give you ideas  and help you figure out what kind of investing would work best for you.

Ally, 

I think you should take a look at the Queens neighborhoods that are going to be heating up in the next few years.  For example Jamaica Queens, and Ridgewood.  There are still several opportunities around.

It takes some digging and creativity on this City-Data.com. But I've been able to find a few numbers. The other way is to subscribe to propertyshark.com. All the info on a property. At your fingertips.

I'm not a mentor and I'm sure there are a few who will read this and be more helpful than I am.  But! I am in the Queens area and also starting to invest in the NY area (mainly Queens and Staten Island).

Have you tried Queens? I live in a very nice duplex. But yes, it's Woodhaven Queens.  Not Williamsburg Brooklyn or even Bushwick. But we have a Trader Joes and a Pool!
