Looking for What Works in NY

I am new into investing and I am looking for advice from people located in the NY, NJ, CT, tri state area. I am located on Long Island and have been pursuing real estate investing in the areas of wholesaling and wholesaling lease options for two years. I have not experienced much success and was curious how others in my market are doing and was also wondering what works well in these area (as well as what does not) and why. I am also looking for an experienced mentor in the area I could exchange correspondence with.
