Termite inspector pointed out the damage... having some contractors come buy to bid the cost of repairs.

Anybody have experience with buying and rehabbing termite damaged properties? 

What should I be looking for? Or should I run?

I think most people wait the six months to 'season' for the banks sake, not their own.  I would refi asap so you can reinvest that money elsewhere!

As for how... if you never plan on divesting the properties, then a blanket loan from a credit union would be my choice. If you think you want to get rid of one eventually, it may make that a process a little more intricate.

I think landlording CAN be done by anyone, but maybe that it shouldn't be.

Honestly ask yourself if the money you make self-managing is worth the headache and heartache.

If you don't LOVE it, and you can afford not to do it, then don't.  For your sake and your tenants!

A fellow REALTOR recently suggested that a home inspector may be unwise...  For example, if you can hire an HVAC guy, a structural engineer, electrician, etc. to inspect their own professional area for $100 a pop, and the local home inspectors are charging roughly $500, why would it NOT be better to have the pros inspect rather than the "jack-of-all-trades"?

When she said that it got me thinking... What do yall think?

I didn't read ALL the replies above, but I did read YOUR post... my advice is to do SOMETHING.  By something I mean anything.

You seem to have done your fair share of research and learning. I was stuck in the 'learning' phase too long! Take some action!

You won't truly know what you like/don't like until you're doing it.  And many seasoned investors slowly change their strategies over time anyway.
