The little mentorship I've had, tells me that you can't analyze a deal without analyzing the financing you'll use in said deal as it drastically effects the outcome.  That being said, using your values (and assuming some normal financing) I'd agree the property is still overpriced.

@Bill Jacobsen   If you don't mind my asking, what exactly do you mean by "I like my cost of money to be 3 percentage points less than my return"?

Are you saying that you'd want >9% cash on cash in @Bradley Benski 's example above?

AND, what makes you follow this metric?

@Johann Jells I've NEVER even considered this until seeing this topic.  I sleep like the dead, so its irrelevant regarding MY inbox.

The 25 year old in me says, "Get with the times! You can turn your alerts on and off according to when you want to be alerted... your smartphone is only as smart as you!" BUT my mother would still slap me upside the head at 25 if she heard me say that... Sometimes you have to be respectful for the sake of being respectful.  Not that they deserve it, or because modern tech doesn't negate the problem, but just because.

Maintaining balance is maybe the most difficult of life lessons I am learning.  With respect to that, I am attempting to balance the JUMP IN NOW urge with the 'analysis paralysis' BTurner and JDorkin refer to in the BP podcasts.

T-minus three months... goal/deadline for going under contract on an investment property.

My name is Josh, I currently work in a petrochemical refinery, but I'm excited to be delving into real estate in my 'free-time'!!

I've yet to actually start investing, but I've been scouring the podcast for a couple of weeks now...  I have my real estate license, and I'm standing on the edge, just need the right property to make me jump.
