Greetings!

Alex Saleeby here from the lovely Golden Triangle region of Southeast Texas.

I live in Beaumont and work in mid-county in specialty chemical sales and service. Im looking to get into real estate investing - Short-term: fix-and-flip; Long-term: Buy-and-hold income property (perhaps some vacation rentals as well). I had been involved in some fix-and-flip projects in the Phoenix AZ metro area. It's been many years so I feel like I'm starting all over again. I've been reading books (finished the Ultimate Beginner's Guide and currently reading The Book on Flipping Houses) - great reads for newbies out there who have not read them yet. I've also been listening to the podcasts. Thank you Josh and Brandon (as well as featured guests) for the awesome podcasts! Really appreciate the valuable info and experiences that you all share with the listeners.

Anyway, I guess I ought to be wrapping this intro up. Looking forward to becoming more and more active on this site and contributing where I can. If anyone reading this is in my local area, please reach out. Would love the opportunity to network and see how we might be able to help each other out. Even for those who are not based on southeast Texas, feel free to contact me if you wish.

Hey Josh,

I've been VERY fortunate.  Check out the last thread I started and you'll see why I say that.  It pays to be honest, genuine & nice to people.

As an aside, another investor asked me to talk to his HML Friday of last week. He was on the hot seat with his loan coming due 1/1/16. He asked me to tell his HML about the market. I did and told him that his borrower had a GREAT property that should sell easily. After that call the borrower texted me to thank me. I said, "I'm always looking for private lenders. You should connect me with him." He called me w/in 10 seconds of that text and went on to tell me that he has over $500k in loans with him and it took 7 years to cultivate this relationship. Bottom line...he wasn't going to give me his contact info. Little did he know about the private money lender I have been fortunate to find.

Anyway, I don't mean to hijack this thread.
