Also, FYI i think for other LTVs, you don't pay down to a specific LTV any more. I think the new FHA guidelines are 11 years or life of loan depending on the initial loan specs.

CAREFUL @Matthew Hamilton!!

Recently, some FHA loans have been adjusted to have PERMANENT PMI no matter the loan-to-value you end up at.

If you start with less than 10%LTV (i believe) it is NEVER coming off!

if I was going to take courses, they would be from Champions School of Real estate. Online, self-paced and relatively cost-effective. However, I would definitely advise you really consider your situation. If I didn't buy locally and manage my own properties... I would definitely not have my own license. It simply is not cost effective when you factor in office fees, dues to State and National, continuing education, etc.

 In my case no. I like the access to the mls. Being able to write offers how and when I want. It also keeps me in the loop for legal changes in the industry. Gives you a built in book of contacts through your brokerage. You've got a better split than I do with my broker, and I still feel like it's worth it...

It'll be different for each individual though.

That may be illegal (depending on what contract you signed with you brokerage).

My broker has been pretty understanding when it comes to buying for myself.  Talk to your broker.  Maybe you can arrange one 'free' buy a year.
