I usually get between 7-10 hours of sleep a night. I’m pretty sure this will change when our baby is born in April. But until then I’m getting as much as I can!

Sal,

There are a few things to consider with this property and why it may not have anyone to fill it yet. First , what is the location? Second, what is the rent your asking for and third, two weeks isn’t that long considering the time of year. I live in Kansas City and own a few houses myself. Can I get the address of the rental through a PM? That way I can give more accurate feedback on location and rent?

Chase, My wife and I currently use a company called “KC home rental” the owners names are Dan and Kay wissing. They are fantastic people to work with. Thanks for the different ideas and opinions. My main goal as of right now is not necessarily a “really” good ROI on my money which might sound silly to some of you. My main goal is to get enough money coming in from my properties. All my expenses added together are right around $1700/month. So my first goal is to cover that and then use those two properties as collateral for getting loans on other investment properties. I know you guys would probably like to know the numbers for the properties. Let me know how they look to you. Property A) bought for $32,000 and rents for $940/month. Mortgage is $326/month put nothing down for the property. Property B) purchased for $100,000 put 5k as a down payment and currently rents for $975/month and the mortgage is $645/month. What do you guys think of those #’s? I think they are pretty decent myself. Looking forward to hearing your thoughts.

I have two rental properties in Missouri. Both with a mortgage. One of them has $25k left on it and the other one has $90k on it. If I pay them off in the next few years I would be cash flowing right around $1,800/month. Should I pay them off if I can have them both paid off in 5 years or not?

I actually live in Kansas City and own a few properties myself. I am also getting my real estate license next week. If you need someone to swing by and check on the property when work/Maintence gets done let me know. I would do that for free if you want. I am sure investing out of state can be stressful since your not close to the property. Just wanted to at least offer that to you. Good luck!
