Hi BP, I am fresh, and just bought a property 1st deal through auction (11700 Belmont ave, 64134). I just received the title and key. I would like to know what is my next step. I am so embarrassed. can somebody tell me more what should i do next. Below are my stupid questions. your help will be appreciated.

1. should I record my title with the county? (long distance b/c i live in CA)

2. how can I manage the property tax and home insurance, and utility? (no electric and water)

3. should i look for a property management before a contractor?

4. should I find a general contractor or a project management?

5. do i need to borrow money from lender for repair cost while i think i still can afford?

6. do anyone have a good reference?

7. anyone has a bundle service referring from lending, repair, management....?

I am very embarrassed, and so far I just can come up those questions.

@Nguyen  Congrats on buying your first home!

1. should I record my title with the county? (long distance b/c i live in CA)

This should already be being done, but to be sure, I'd just check with a title agent. I use

CINDY MAY
Senior Escrow Officer
Stewart Title Midwest Division
1170 Kansas Avenue, Suite A
Liberty, MO 64068

2. how can I manage the property tax and home insurance, and utility? (no electric and water)

This items you will just have to call separately. City for water, KCP&L for electricity, and an insurance agent. I use

Leesa Payton

Office of Brian Rauber
Farmers Insurance

3. should i look for a property management before a contractor?

If you are looking to do turn key rental flips or flip and hold, you want both involved. Good property management are Voepel and Plaid management. You could just Google them.

4. should I find a general contractor or a project management?

Never use a project manager. Anyone capable of running your project sucessfully, works for themselves. And never hiring the propert manager to general. There are not GCs for a reason, despit what they say. PM me if you'd like more info here.

5. do i need to borrow money from lender for repair cost while i think i still can afford?

Don't get a lender from KC, they are way more expensive than outside.

Patchofland.com is a good start. And there are numerous others.

I know their rates start around 2 points and 8% for new investors.

6. do anyone have a good reference?

7. anyone has a bundle service referring from lending, repair, management....?

Once again congrats! Let me know if I can help in any other way.
