Tim,

i would start the eviction process or I guess since they are on a month to month lease I would terminate the lease of the tenant that has all those dogs. Keep any money that the tenant put down as a security deposit since there is clear and evident damage from the dogs. Also it sounds like the tenant already broke the dog policy. Not only will this get the bad tenant out so you can start cleaning the mess he made but it will also enforce that you are "laying down the law" as the new owner. This will send a message to the other tenants that the rules they accepted when signing their leases will not be broken without consequences. Please make sure that while getting rid of bad tenants and training the remaining tenants that you show as much respect and kindness as possible and do not come across as only a law enforcer but as respectful landlord as well as a landlord/owner who genuinely cares about his tenants and their stay there.

My brother does this on the side an is very good at it. He use to do it as a full time job as well as website design. I know he could help you out. If you wanna know more info, let me know. He would probably more competitive them most people out there.

I am starting a property management company and was told about a a website called https://www.rentecdirect.com that I have been trying out and like it. You can setup an automatic charge to the tenants bank account to withdraw the rent out of. They do it through a ACH merchant account that rentec direct can setup for you. It also allows your tenants to have an online portal to go on to pay rent there as well. There is a few and it is dependent on how many units you have/manage. There is a ton of features for things like tenant screening that takes literally 2 min and pulls from multiple ways. It has allows you to put your listing on multiple websites at one time. I will be managing 25 units and seems like a great way to go. They have a free trial as well. I hope this helps!

I am doing mostly single family homes but will be also be doing multi family properties. If you need someone in the future keep me in mind.

Tim, Do you have access to the old properties managers lease agreement with the tenant that is currently in your newly acquired place? There should be if the manager was good, a place about pets in the agreement. Reading that you said he was hands off I wouldn't be surprised if he didn't do a good job with the lease. If there is a place it might say on the lease how many pets and what kind the tenant has. If the tenant broke the lease by having to many do not be afraid to ask him to get rid of them or start the eviction process.

where exactly in Kc is the property? I live in KC and would love to know the area that you ended up going with. I also am an investor in the suburbs of Kansas City and am starting a property management company.
