Hey Matthew,

It sounds like you have the right idea! Those are all great lists to market to for deals.

For your high equity list, I use www.listsource.com. There is a ton of criteria to search by in there, and it can seem overwhelming. PM me if you need help.

Do a google search for Probate leads, and you'll find plenty of options. Also search for Rick Harmon on here, he can answer any probate related questions for you.

Code violations get tricky. I don't think you're going to find a list that you can purchase to get these. In my area, I have to contact each individual city for the code violations.  Mailing to these is a lot of work, but that means that fewer people are doing it. Less competition!

Remember, the key with direct mail is consistency.

Hey James,

Yes, we get several deals from people that are still living in the house. Just be flexible and willing to work with the seller through their transition. If they've lived in the house for a while, realize that there could be an emotional attachment and be empathetic. Sometimes they move out before the deal closes, and sometimes they need proceeds from the closing in order to move. If the house is a good enough deal, your end buyer should be willing to allow a leaseback for a short time after close, usually no longer than a month.

A representative from Vineyard Services reached out to me regarding working with us on a rehab, but I have never heard of them before. Does anybody have any experience with them? They are in AZ, but state that they have contractors in Dallas - Fort Worth, as well as other metropolitan areas.

An equity lead is one of many different types of wholesale leads. The owner needs to have equity in order for you to buy the property at a discount, and resell it to another investor. Although, very rarely a buyer will bring cash to closing in order to get out of a house, it just depends on their situation.

I'm assuming that you're referring to Yellow Letters. Depending on where you're buying them from, they actually are handwritten. I'll let Michael Quarles chime in on that. Typically a yellow letter will have a higher response rate than a postcard. I've met sellers that tell me that they receive 10 postcards from investors each week. The trick is to make your mailpiece stand out from the rest, and many have had success by using a yellow letter for this.

Just a suggestion, but you might want to do some more research on direct mail and wholesaling before you spend $2500 on your campaign. There's a lot of good info on this site, and plenty of people that are willing to help.

Hey Keith,

Can you tell us about your mailpiece? How many did you send out? Also, the list that you're targeting is also heavily mailed to by other investors as well. There's a lot of competition there. That doesn't mean that you can't get a deal, it just means that you have to offer something to sellers that compels them to call you instead of the other 10 people that sent them postcards this week. Timing and consistency are the keys to success in direct mail.

I agree with the others, ask him what price he had in mind, and if it's too far out of line with what you're able to offer, walk away. Consistent follow-up is key though, so it would be good to send him a text or give him a call a once or twice a quarter. Something will eventually have to happen with the property, and you'll be at the top of his list when he's more motivated.

You'll get a lot of rejected offers, but some of them eventually turn into deals!
