Anybody Direct Mail to Owners Still Living in Property
Well the title says it all. Anybody have luck going after people that still actually live in the home?
I am asking because I have a list of 3K prospects I made myself but no idea if the people live there or are absentee. I can get this info from Core Logic but minimum order is $2,000 and my list would only cost about $350 so it just does not make sense.

Hey James,
Yes, we get several deals from people that are still living in the house. Just be flexible and willing to work with the seller through their transition. If they've lived in the house for a while, realize that there could be an emotional attachment and be empathetic. Sometimes they move out before the deal closes, and sometimes they need proceeds from the closing in order to move. If the house is a good enough deal, your end buyer should be willing to allow a leaseback for a short time after close, usually no longer than a month.
