Why does equity matter when it comes to wholesaling? I woul dlike to know and try to understand this better. I am about to spend 2.5 K in marketing. So scared..

And my second question...

I am  here, I have a house I NEED to sell. I receive a letter. I open it. Ohh lookie here someone wrote me a letter lets see. What a coinkidink they want to buy my house. What are the odds I need to sell my houseWAITASEC!!  Them sneaky bast^@*!  it is PRINTED!! It is not handwritten. I shall NOT call them!

I mean seriously.. does it matter? Doesn't it matter that they open the envelope and read it? 

Do you all think the actually handwritten is worth the extra dollars? I don't mean to be cheap, but when you send 2000+ mailings .. it kind of adds up...

First of all, I would learn a lot more about real estate and the value of equity before you drop $2,500 in marketing. The term equity is the hinge in the transaction and is critical. If you don't know about equity, I can't imagine all the other aspects of RE that you don't know and are just as critical. I'm not knocking you but that's a lot of money to spend when you don't know ABCs yet. I wouldn't spend a bunch of money taking someone's class- just read about RE basics here on BP for several months until you actually know it. 

As far as letters, I'm with you on the format of the letter. I used to write my own yellow letters which took time. I then made a hand written letter on printer paper and started coping it and writing in address and name. I get the same response. My thought is that it's not so much the type of paper used but the timing of the message. Marketing is about catching people at the right time. You could send them 5 letters 5 months in a row and it goes in the trash. But before the 6th letter comes, something bad happens (husband busted w a 23yr old or something crazy) and now your letter hits a note because they need to sell. I don't care if it's on yellow paper in red ink or a professional typed letter; they need to sell now and will make the call. My 2 cents there but I'm not a marketing expert.
