Absentee Owner, Probate, Code Violtations

I am looking to generate a list of all those in my market that are in code violation, probate, homes with 30% equity or more owner occupied for +15 years and absentee owners. 

This list will be used as a direct mail marketing guide and I will use it to narrow down to my projected and intended for individuals. 

What do you all use to gather this data. Is there such thing as a "Best Website" to gather this info.

Hey Matthew,

It sounds like you have the right idea! Those are all great lists to market to for deals.

For your high equity list, I use www.listsource.com. There is a ton of criteria to search by in there, and it can seem overwhelming. PM me if you need help.

Do a google search for Probate leads, and you'll find plenty of options. Also search for Rick Harmon on here, he can answer any probate related questions for you.

Code violations get tricky. I don't think you're going to find a list that you can purchase to get these. In my area, I have to contact each individual city for the code violations.  Mailing to these is a lot of work, but that means that fewer people are doing it. Less competition!

Remember, the key with direct mail is consistency.
