Two things

  1. What type of insurance do you have to cover yourself for short term rentals (Airbnb style) in addition to your home owners policy and can you recommend a policy type and insurance agent?
  2. How do you require and verify your guests to acquire insurance for their stay?

We will be doing an Airbnb from out of state. We have a house that we'll rent the upstairs and downstairs separately with their own access, and the entire house as a third option.  The door lock vendors on Airbnb's website that provide an access code for the duration of a stay and have remote access to see who has entered and when, seem like a pretty nice option.  However, at $300-450 each, that's a bit much for two door locks. 

What do you use for Airbnb style rentals while out of state and do not want to give people access to a key, and do not want to have to manually change codes on a keypad style lock.  Thanks.

@Lucas Mills We're in the same boat, as most work-a-holics are. What's the worst thing that will happen if you get your license for all the reasons you described above? You spent a little money, learned a few things, tested the water, and got access to MLS? Doesn't sound too terrible to me.

I have a 401k from a previous employer and interested in the idea of using a portion of those funds for long term returns (buy and hold rental properties).  I have two questions.

1. How does a self directed IRA differ from a self directed 401k (funds are currently in a 401k)?

2.  How do you set up the account?

Moving to Norman from the mountains of Wyoming.  I am driving into town (1000 miles) on Tuesday to check out the inspections on a duplex my wife and I will be house hacking.  I hope to get into town in time and swing by, if not, next time.
