@Daniel Dietz Thanks for the feedback Dan.  10yr fixed with a 1% raise per year, max 6% additional isn't too terrible.  That at least buys you time with the gradual increase to react and plan.  I realize banks need to prepare themselves against interest rate risk and so do we.  We have conflicting interests with the lenders (they want us to pay more, and we do not).

I realize there are commercial loans amortized over 30yrs but they still hold shorter terms (~5-7yrs).  This raises the question, how do you position yourself at year seven to not risk a potentially higher interest rate or need to sell the property to pay the balloon payment when you do not have control over what the property will appraise for in seven years?  Doesn't this sound familiar to a dark recent past?

it's definitely a good idea to get an actual quote for the insurance of the property and not an assumption. Good luck!

What lenders can do a 30 year fixed to an LLC?

My partner and I want to hold investment properties in an entity to isolate our personal assets.  We would like to purchase buy/hold properties on 30yr fixed.  What lenders have you worked with that can achieve this?

How have you purchased buy/hold properties with an out of state partner on 30yr fixed terms? What steps have you taken to acquire financing (personal names / LLC)? How do you hold such properties (personal names / LLC)?

What types of loans do you have on properties with an out of state partner?

Thank you for the reply.  It sounds like there might be three options and we are just trying to figure out how to design the structure of partnering on deals together (possibly residential at first, moving into commercial).  

1.  Just purchase properties in both our names (move them to an entity later)?

2. Open 1 LLC in both our names, contribute 50/50, LLC purchases

3. Open 3 LLCs, 1 for each of us, 1 with both of us, each individual LLC contributes to the joint LLC

Sounds like those might be the options and now it's identifying which is the right path.  If we plan to purchase residential and commercial properties, is there a better path over another?
