Purchased flip, mid 90's BMW left in driveway, registration expired in like 2009 clearly hasn't moved in years but not in terrible shape.  DMV has owners address listed as the property purchaced no forwarding address.  

Is there a way I can get a title for the car and sell it or junk it? figured if every penny counts.

I could see that being an issue down the road Bill Kenny.  Probably just have to follow the line of investors as it is now.  Current owner has had it for 10 years as a rental.  Decent price, mostly cosmetic repairs, newer hvac, appliances all work.  Other than that ceiling issue its a nice find.  

My end goal is always cash flow but im going to have to grab lunch with you at some point to discuss some other quicker return options to speed along my process.

I'll call Martinsburg tomorrow to see what they say but under contract on a single family built in 1951.  The upstairs bedroom ceilings are way low.  Like 6'5".  No attic access.  Trying to find if this would be grandfathered in or are they going to hem me up trying to make it a rental?

Same this as a prequal letter.  The hard money lender should be able to give you a prequal letter, or you can ask your bank to give you a letter stating you have that amount in your accounts (they always act like its the first time they have ever heard of this but they will do it)

Funding question for lower priced deal.  Worked out a price of $50,000 from an off market deal (arv 90,000-100,000)  rehab estimated 10,000-15,000 to get rent ready (contractor going through this week to get a tighter #). Most of the hard money lenders I'm talking too have a minimum of $75,000

Really just seeing if someone has any bright ideas while I'm over here researching my options.
