I have really been watching this as a Real Estate agent.  In fact I just pivoted my business in order to start investing too.  This is my thoughts on this.  People were planning to sell then COVID hit and they decided it would be a bad time to sell.  We have another threat of being shut down again and it scares people.  My gut is telling me most people packed in the idea of selling till next year.  Couple this with the uncertainty of peoples job status and its a recipe for inventory shortage.  Leominster Ma and Worcester Ma both have under 1 months worth of inventory right now.  A good market typically has 4 months

That's a long time to run an application.  I would find a local mortgage lender, non bank and ask them.  They are usually competitive and can turn it quick.  My loan officer here in MA just did one in 7 days;  Application to refinanced

@Sean Connolly we have one that was a full renovation.  We had it checked out and need to update some door casings and such.

I agree that that is the best call.  The law is hard to figure out. It states we must de lead if a child under 6 is living int he property.  This can get expensive quick.  I am curious @Sean Connolly, what did the estimate to de lead come to?

Hey everyone I recently startied managing properties and are wondering how you are handling the process.  We currently have a clog in our funnel and am looking for help unclogging it.  I am getting a good flow of requests to see the property right now. We were not going to show unless they fill out an application.  We felt this was a way to show they are serious.  Application fee is $30, which covers background check and such.  I have had 1 out of 40 or so people fill out the application.  I would love some advice

@Katalina Mendoza I have been in the industry for 3 years now and helped people with about 110 homes so far. If the test is anything like the test in MA then most of that information you will never use.  I am studying too as I need to take the broker exam.  I dont do any commercial at this time.  I am residential and investing focused.  If you are in real estate (not the investor agent)  then its best to work with buyers to understand real estate and the market.  Once you get that down move on to sellers. They are harder buyers will work with you since you dont cost anything.  Sellers you charge and are harder to win the job.  I think this has helped me a lot because I feel more confident in pricing when im analyzing a deal.  I have not done any deals yet myself, just analyze for other people.  Hopefully my first on will be soon!  Anytime you want to talk about Real Estate shoot me a message. I am a real estate agent with a team.  I am spending about $3500 a month on leads from Zillow and PPC to feed my team deals.  I am thinking of trimming the team down and move some of this budget to investing.  If you had $1,000 a month budgeted towards marketing to find deals, how would you spend it?
