That is amazing they were able to save that much.  On the residential side, I have had a few good lenders that have made a huge difference.

Part time is very hard.  I have an agent that stated working with me part time and moved to full time.  She basically moved her job to part time and focused real estate as full time and within 4 months was a full time agent.  Marian is right about the part time agent mostly.  I have helped 4 agents try to get from part time to full time and only one has made it.  I think it may be scary but jumping full time will push you.  The reason I find most that agents fail is their drive.  The work is hard and stressful.  If you quit your job you have an automatic bug why.  You need to work hard to pay your bills.  Real Estate isn't complicated, but does require hard work.  If you remove the safety net then you have no choice but to learn to fly.

Hey everyone!  I am looking to put in my first offer and am wondering how everyone did it with Hard Money loans when they have not flipped before.  Most I spoken to need a property analysis before issuing and pre approval.  In this fast moving market, by the time I get this all together the property is gone.
