Hi @Eric Forsberg that's  loaded question you have there and are going in a few different directions.  You have to use a active cash strategy really grow your portfolio.  Once its big enough it can grow itself.  I have a few questions for you.  Do you have any experience flipping?  It can lose you money or just eat up your time for no money if you do it wrong.  Do you have an active W2 now or an established business so its easier to get the normal loan packages?  With the equity in the home you can definitely look at getting a few more properties but it will stop there unless we use creative strategies to stretch it out or have more active income coming in.  Im going to shoot you a PM

It all depends whether you and her want the headache of managing and the 7-10k to properly furnish the place.  You will earn more money that way in the long run but you do have to manage the property differently in finding guests from furnish finder, Airbnb and such.  You could also furnish and find a property manager to run it for you at a 20-25% cut.  Arbitrage will just be like a renter to you if the person you give the lease to knows what they are doing and you will know the income coming in.  I guess the big question to ask yourself is

Do you want to know what you will earn and earn a little less or?

Do you want to put forth the money to furnish, enjoy a higher, but more volatile income?

Hey @Devin Janke I am not an agent in that area but that's where my STR is right now. I am currently in Storey Lake and it makes a big difference in bookings if you are in a community like this. When I'm having a down Disney travel month, like May when the kids aren't traveling, I am able to at least fill some of my calendar with long weekend stays for people that want to use the amenities. For any area you buy an STR in you need to see what sets you apart and what people are looking for in that area. For this area by Top criteria is Close to Disney, Pool at the House, Community Amenities, Theming. Lastly do make sure you work with an agent in the area that is knowledgeable. There are some communities that make you use their STR management in order to use the amenities. I would not want tot buy one then figure that out

Hell yeah Kyle  I love this framework.  I have for too long neglected family for finances.  I don't mean I never saw my family, but they didn't come even close to first.  As you know I'm working to change this!

Dynamic pricing in my opinion is a must.  My ADR is around 275 to 300 a night but on heavy nights like vacations and Xmas it can be as high as 500 a night.  If I didn't have dynamic pricing to do it I would have to figure it all out myself.  Also, It allows me to set different stay lengths and pricing based on how close its getting to the day that's not filled

@Sara Levy-Lambert  This is the first time ive heard about your estimator.  I was just playing with it and i like how it works. Where is the data pulled from for this software?  I have used almost all the data sources and I know some skew high and some skew low.  Can you give me your thoughts on it
