@Poe George Thank you.  I am part of the Black Diamond Facebook, but have not been able to attend the zoom meetings yet.  Ill check when the next on is.  I know most things I do see on there are closer to Boston, but I do know investors from there that are investing in Central Ma.  Thanks again for the info and ill send you a connection request

I am a established Real Estate agent and a new investor.  I  was reading (listening) to one of the many BP books and they said many areas a have a BP meetup group.  Does anyone know about on in Central MA?  I would love to learn from others in my area who are doing the same thing.

I think I saw something about occupying. If you do you can use a FHA 203k loan. This does not have a minimum. In fact if you can keep it below 10k in rehab the fees are a lot cheeper. Anything over this needs and FHA consultant (contractor hired by the mortgage company) which really brings up the cost to close.

During my driving for dollars I came across a home where the owner is deceased and the home has a complaint on record.  How do you normally locate next of kin in order to see if you can help them sell their families home?

I am looking to create my marketing list ( besides driving for dollars) and was pointed towards ListSource.  Is this what everyone else is using?  What do you use and why?  As a new investor I would love to learn and then get my marketing out

We use estoppel on all of the rentals we work with.  Its a protection I don't want to be without, in case something weird was going on with the previous landlord.
