I want to convert a single family house into a duplex. The zoning is already R2. Does anyone know how much it would cost to do a project like that? Do I have to get a permit for the conversion? Please advise!

This property is listed for $330k. It is A bank-owned prop. The market comps are pretty good for 3/1.5 with 1100 sqft homes. Comps are 380k to 420k. Prop is barely listed since 10/21. I think it looks like it will need about $30k to fix. I do want to buy this house at $280k. What should I do? How can I negotiate down the price? Thank you!

Hi Bigger Pocket Members! I am new to Real Estate investing. I am a Banker at Chase and working PT at Enterprise Rent a Car. I am also in the Army Reserves. With all these jobs, I would love to earn some additional income to supplement my FT job so I can quit the PT one. Work smarter and not harder, am I right? I have some cash for down payment but I need to secure a loan to buy the property. I got an email from BP and there's a banner in the email from a sponsor. The name is Crestar Funding LLC. It looks like its a private lender just for Real Estate Investing. Has anyone used them before? I couldn't find much information or reviews about them. If anyone know how I can get financing that does not look at debt to income ratio, please point me to the right direction. Thank you!!!
