I want to buy a piece of land to build. Anyone know of any financing options available?

Anyone has experience with a modular house? What are the pros and cons?

Can I take out a loan on the property if it's in an IRA? Can I use the property as a primary residence?

Michaela, I see this prop on the Mls for 550k. I check the neighboring streets and props with same specs are around 600k-630k. I want to buy and hold and maximize on rental income. I'm planning to live in the 1/1 with my fiancé and rent the 2/1 while we can live nearly mortgage free and save up for the next prop. I hope it goes as plan.

The SFH is a 3/2 about 1400 sqft. I'm thinking of converting it to a 2/1 and a 1/1. Rents are about 2000/month and 1400/month respectively. It will be my first time doing this. The house itself is in good condition and I can see a 15k rehab. To convert, I'm thinking of putting up a wall to separate the 2 unit and adding another kitchen. I have about 30k for the project. I also want to separate the electric meter as well. Thoughts?
