I hear from clients that I’ve done lending for in the Phoenix Arizona area that it’s not so much about a specific part of town. They’re having an issue with a lot of lenders where the interest rates are too high and it’s just the program that they qualify for makes it to where the cash flow is not as high as expected. Even with Covid I’ve had a few clients who have done financing with their and Seem to like our service. All of our clients across the country like our quick closings and low interest rates. Compared to industry standards.

Even with coronavirus the market is the market. I own an independent commercial lending firm and from what we see everybody always needs a house to live in. And there is a lot of inventory especially on the West Coast right now and either flipped or at least a rehab and hold situation needs to be applied.

I recommend taking your down payment and leveraging it through multi family units. That will create good quality monthly cash flow.

If the down payment is not enough to leverage for that situation I recommend starting with fixing flips leverage accordingly to get you to the point to where you have multiple units in multiple doors creating a very good monthly cash flow. But be patient.

Figure out the lender call them tell them the situation let them know that there’s no structure on the property anymore it’s been completely knocked down and here’s my bed for the land. At that point they make a decision.
