Starting Out: Self Employed Musician (DFW)

Hello,
I am a self employed musician looking to purchase my first rental property/house hack (I am in the very beginning stages of the research process).  Most of my income is in the form of cash gigs or 1099 work through private music instruction and performances.  I'd like to discuss my options with someone who is knowledgeable on this topic for individuals in my situation, primarily about the path to securing a loan. Located in the DFW.
